
Dubai villa prices have climbed sharply, rising by as much as 35 percent in established communities located near leading international schools. New data from BlackBrick shows that mature villa districts with strong education access are outperforming the wider market.
Communities such as Victory Heights and Arabian Ranches recorded annual gains between 20 and 35 percent. Analysts say long-term resident families, rather than short-term investors, are now driving demand.
According to Knight Frank and CBRE, Dubai villa prices are supported by limited supply and rising demand from expatriate families, with education now a key purchasing factor.
